How it works

We work for you, not the property owner.

Never leased a commercial space before? Here is exactly what happens, from the first call to the day you open.
Start to finish

What happens, step by step

Step 1

The first call
Tell us about your business, your budget, and when you need to open. It is free and there is no commitment.

Step 2

The search
We find spaces that fit, including ones that are not advertised, and show you what each one really costs per month.

Step 3

The tours
We tour with you. Daniel is a licensed contractor, so you know what a space needs before you fall in love with it.

Step 4

The offer
We put your terms in writing in a short letter, called a letter of intent, and send it to the property owner’s agent.

Step 5

The negotiation
We go back and forth on rent, free rent, build-out money, repairs, and the rest. Nothing moves without your okay.

Step 6

The lease
We walk you through the lease in plain English, so you know exactly what you are signing. Then you sign and get your keys.

What does this cost you?

Empty storefront with big windows on a sunny street

Nothing out of your pocket, in most deals.

It’s the first question most owners ask, and it’s a fair one. The short answer: the property owner pays our fee, from money that is already set aside in every lease deal.
  • No retainer and no hourly bill

  • The first conversation is free

  • We work only for you, never the property owner

  • If a space or a deal is not right for you, we will tell you

The property owner pays a fee.

Come alone, their agent keeps it all.

Bring us, and it gets split.

Signing alone vs. signing with us

Empty restaurant space with an open kitchen

Same space. Two very different leases.

Here is what often happens when an owner signs a lease on their own, and what changes when we are part of the process.

What we negotiate for you

Rent is only one piece. These are the terms that decide what your lease really costs.

Your rent, and how fast it goes up

What you pay now, and how fast it climbs every year of the term.

Money from the owner for your build-out

How much of the build-out the property owner funds before you ever open the doors.

Extra monthly charges

The taxes, insurance, and common-area costs the property owner can bill back to you, and the cap on how fast they grow.

Free rent while you build out

The period before rent begins while you build out and get open.

Your right to stay

Your right to stay when the term ends, and the rent you stay at.

Your right to sell the business

Whether you can sell or transfer the business, which is most of what it is worth.

Keeping competitors out

Whether the property owner can put a competitor two doors down from you.

Protecting your home and savings

Whether your home is on the line if the business has a hard year, and how to limit it.

Frequently Asked Questions

Finding the space is part of it, but the bigger job is the deal. A tenant rep negotiates the lease terms, not just the address. Plenty of owners come to us with the space already picked, and the real work is everything that happens after.
Both. We work on new leases, renewals, and expansions. If you have a renewal coming up, that is a negotiation too, and landlords count on tenants treating it as a formality. It is not one.
Then stay with them. Once you are represented, or another agent has introduced you to a space, that is their deal and we will not step into it. Come to us at the start of your next search, or when your renewal comes up. Renewals are negotiations too, and most owners treat them as paperwork.
We represent owners across Ventura County and Santa Barbara County, California. Our office is at 472 E Santa Clara Street in downtown Ventura.
Less than doing it yourself, and far less than getting it wrong. You run your business. We handle the deal and bring you the decisions that are actually yours to make.
There is no such thing. Owners call us a year out, before a lease is signed on the current space, before the business exists in some cases. Early is when we are worth the most, because everything is still open.
Don’t Do This Alone.
Tell us about your business and what you’re looking for. We’ll help you find the right place and negotiate a better lease.
